- Desired amenities (workspace, pet-friendly, kid-friendly, proximity to attractions).
Behavior and Needs:
- Length of stay (weekend trips vs. extended stays).
- Preferences (self-check-in, high-speed internet, or unique experiences like eco-friendly or themed stays).
- Booking habits (last-minute bookers vs. planners).
Pain Points and Solutions:
- Concerns they might have (cleanliness, safety, reliability).
- Challenges to address (ease of check-in, clarity in communication).
It’s also entirely possible to have multiple avatars who may stay in your Airbnb. For example, you might appeal to couples looking for a romantic getaway, small families of 3-4, and business professionals looking for a nice place to stay. Create an avatar for each of them, and you’ll understand how to position your marketing to appeal to each group.

Part of optimizing your listing is pricing correctly, which can be harder than it sounds.
Market demand is constantly changing. Demand goes up and down based on seasonality, local events, and even days of the week. All of these depend on where your listing is and what your competition is doing.
Enter: Dynamic pricing.
Dynamic pricing is the practice of varying the price of your listing to reflect changing market conditions. You can sort of accomplish dynamic pricing with Airbnb’s smart pricing tool. However, this isn’t necessarily the best strategy.
While Airbnb’s built-in pricing tool does the basics of dynamic pricing, it is created primarily to benefit Airbnb, not to benefit hosts.
What do I mean by that?
Well, think about it—Airbnb’s goal is to make as much profit as possible. That means they want as many bookings as possible, even if those bookings don’t bring in a good profit for you as the host. They make money regardless of the price, as they don’t have any expenses when your property gets booked.
This means they will prioritize lowering your price in order to fill your calendar, even if that price is unprofitable for you. There are rules you can set to limit this. But Airbnb’s tool isn’t very sophisticated.

- Pre-Arrival Instructions: Share check-in details and tips to make their arrival smooth. Make sure to mention the importance of 5-star reviews for your small family-owned business, and lay the groundwork for what a 5-star experience means (i.e. “no experience is perfect, but 5-stars means you had a great time and would recommend the Airbnb to others”).
- Mid-Stay Check-In: Reach out during their stay to ensure everything is going well. Take this time to ask if there is anything you can do to ensure a 5-star review.
- Check-Out Reminder: Provide clear instructions and thank them for their stay, reminding them one last time of the important of reviews.
These systems allow you to create templates with placeholders for guest names, check-in dates, and other details, ensuring messages feel personal without taking a ton of your time.

If your calendar has gaps, consider using automated messaging to offer guests an extended stay at a reduced rate. For example:
“Hi [Guest Name], I noticed your checkout is approaching, and we’d love for you to stay longer! We’re offering an exclusive discount for an additional night (or two). Let me know if you're interested!”

So how do you ensure guests leave a 5-star (almost) every time?
Beyond mentioning their importance in your automated messages, here are a few strategies for getting more reviews:
- Set clear expectations. Be transparent about your property’s features and quirks to ensure guests know what to expect and feel satisfied.
- Add a reviews page in your guidebook. In both your digital and physical printed guidebook, explain the review process and clarify that 5 stars mean the stay was great and worth recommending, not necessarily perfect; while 4 stars means there were issues that were not addressed. This way, you are priming them to give 5 stars even if they don’t normally give perfect ratings.
- Showcase positive reviews. Highlight standout reviews in your description, showcasing how much guests have loved staying at your property. You can also showcase them in your photos and on your host profile to build trust and social proof. One way of doing this is to take a screenshot of your reviews (see below) and adding it as one of your photos “above the fold” (that is, the photos you can see without clicking anything or scrolling down).

- Go above and beyond. Small touches like a welcome note, local tips, or complimentary snacks can make the stay memorable and deserving of 5 stars.
- Respond quickly to issues. Address concerns as fast as possible during the stay to show guests you care about their experience.
- Personalize the experience. Recognizing details like special occasions or specific requests makes guests feel valued and more likely to leave glowing feedback. For example, if you know it’s their honeymoon, leave a complimentary bottle of champagne and some flowers.
These strategies will help you earn more 5-star reviews, boost your rankings, and attract new bookings.
5. Create a Polished Brand
You want your guests’ stay to be memorable and stand out. One of the best ways to do that is by really polishing your brand; having high-end furniture, ensuring the home is extremely clean, and putting a lot of thought and effort into the interior design.
Here are a few Airbnbs that do this really well, for inspiration:
You’ll notice that many of these examples have a direct booking website and Hotel Stella’s even has multiple properties. If we take a look at their Instagram account, you can see more branding in action:

They showcase customer reviews and beautiful photos of the property and its amenities (like the sauna shot) and even give branded matchbooks to their guests.
The Pink Pickle also has an excellent Instagram feed, with their colors and style standing out and showing their target market (brides and their bridesmaids) enjoying the space.

One last example I’ll leave you with is Shenandoah Yurt, which has excellent branding and social media presence with over 48k IG followers. One of their reels has over 1.6 million views!

6. Use Multiple Booking Sites
Relying solely on Airbnb can limit your exposure and bookings. Listing your property on multiple booking sites diversifies your audience and increases your chances of staying booked year-round.
Here’s how:
- Expand your reach. Platforms like Vrbo, Booking.com, and Expedia attract different types of travelers. Listing on multiple sites allows you to tap into new demographics and markets.
